Website use alone does not create an agency, brokerage, fiduciary, tenancy, sale, reservation or other contractual relationship concerning a property. A binding property or service arrangement requires the relevant parties to agree the applicable documents and terms.

Property descriptions, prices, availability, dimensions, photographs, maps, features, ownership information, quotas, fees, yields, distances, completion dates, promotions and other listing details may come from owners, landlords, developers, agents or other third parties and may change without notice.

We aim to keep information accurate, but users must independently verify information that is material to a decision before paying money, signing documents or entering a transaction. A listing appearing on the website does not guarantee that the property remains available, that the seller or landlord will accept a particular price, or that all stated details remain current.

Website content and general communications are not legal, tax, accounting, immigration, investment or financial advice. Please do not treat an automated acknowledgement, website message or informal conversation as confirmation of a reservation, offer acceptance or transaction unless expressly stated in writing by an authorised party.

If you ask us to advertise or market a property, you confirm that the information you provide is accurate to the best of your knowledge and that you are authorised to provide the property information, photographs and other materials. You must promptly tell us about material changes including price, availability, ownership, tenancy or withdrawal from market.

Specific agency scope, commission, exclusivity, marketing authority and transaction obligations are governed by the relevant agency or listing agreement, not by these website terms alone.

Do not transfer deposits, reservation fees, purchase funds, rent, security deposits or other transaction money solely because payment details appear in an unsolicited message. Verify payment instructions with the responsible authorised party using a trusted contact method before sending funds.

Any deposit, reservation or payment terms are governed by the specific written agreement and the identity of the party receiving the funds. Pattaya Realty is not responsible for third-party payment instructions or fraud outside our reasonable control, subject always to rights and liabilities that cannot legally be excluded.

You must not misuse the website, attempt unauthorised access, interfere with security or availability, scrape or harvest personal data, submit false or unlawful content, impersonate another person, use the website to distribute malware or spam, or use listing content in a way that infringes intellectual-property, privacy or other legal rights.

We may restrict or block access where reasonably necessary to protect the website, users, our systems or third parties.

Unless otherwise stated, the website design, branding, copy, database compilation and original materials are owned by or licensed to Pattaya Realty. Property photographs, developer materials and other third-party content may remain the property of their respective owners or licensors.

You may use the website for genuine personal or business property-search purposes. You may not reproduce, republish, resell, systematically extract or commercially exploit substantial website content without permission or another lawful basis.

Nothing in these terms excludes or limits liability where exclusion or limitation is prohibited by Thai law, including liability for fraud, wilful misconduct, or mandatory consumer rights. Nothing in these terms removes obligations expressly accepted by Pattaya Realty in a separate written agreement.

These website terms are governed by the laws of Thailand. Subject to any mandatory consumer-protection rules, procedural rights or jurisdiction that cannot lawfully be excluded, disputes concerning these website terms are subject to the competent courts of Thailand.

Before starting formal proceedings, the parties should where practicable attempt to resolve a website-related complaint in good faith through direct communication.

If any provision is held invalid or unenforceable, the remaining provisions continue to apply to the extent permitted by law. A delay in enforcing a right is not a waiver of that right. These website terms may be updated from time to time, with the current version published on this page.
